Location:
Solitude Mountain Resort is conveniently located about 40 minutes east of the SLC International airport in scenic Big Cottonwood Canyon. It is nestled in the middle of 6 world class ski areas along the Wasatch Mountain Range; Alta, Snowbird, Brighton, Deer Valley, Park City, and The Canyons.
Master Plan:
Due to environmental & water concerns the entire real estate offering at Solitude consists of approximately 250 homes and condos, situated on 12 acres. The European style village is quaint, intimate, and forever protected from the impact of urban sprawl and crowds. Owners have the comfort of knowing that they will be the only benefactors of owning fee simple ski in ski out real estate in Big Cottonwood Canyon. Large enough to provide world class amenities and quality service, yet small enough to stay in tune with nature and true to the name, Solitude. The Village at Solitude is surrounded and protected by thousands of U.S. Forest Service land and wilderness.
Rentals:
Yes, owners may rent their properties on a full or part time basis. Peak rental season is between Thanksgiving and Easter (ski season). Rental revenues have been rising each year since the inception of the village in 1999. There are several rental agencies that offer property management services, but only one with 24 hours service and staff located within the village. Management fees range from 30-50% of the total gross revenue and depend on the services offered. The on-site company, Solitude Property Management currently charge 45%. There is no mandate to use a specific rental agency, or even rent at all. Nightly rates vary depending on size of property owned, location, and time of year for the rental.
Association Fees:
There are two associations of which every owner at Solitude belongs. One is specific to the building in which one owns, and the second a Master Village Association. The building specific fee varies, depending on size and building location. This fee includes items such as: insurance, water, sewer, electricity, gas, common area amenities, cable TV etc. Current fees range from $245.00 to $700.00 per month and are determined by the square footage owned in a specific building. The Master Association fee pays for Common Areas in the village such as: swimming pool, hot tubs, work-out facility, Movie Theater, Game room, Club Solitude, wireless internet service, snow removal, etc. The Master Association fee is currently a flat monthly fee of $155.00 and is the same for all owners in the village.
Taxes:
Solitude Resort is part of the Salt Lake County Tax District and is levied a tax assessment in November of each year. Taxes are based on the assessed value of each property and have historically been at a tax mill rate of 1.2% to 1.6% of assessed value.
Future Development:
The master plan for Solitude calls for a maximum of 565 bedrooms or approximately 250 homes and condos on a 12 acre approved site. Approximately 220 of these properties are now built and standing as of 2006. There are two remaining parcels that still have plans for development within the village. The latest proposal (subject to change) would involve building larger townhouse properties and or single family homes on these sites. Because of the strict development codes and restrictions for Big Cottonwood Canyon, Solitude is the only approved village in the entire canyon. In addition to future residential dwellings, the village will also receive added retail space on approved sites. These sites may include a Day Spa, Cooking School, Art Gallery, Grocery Store, Clothing Store, Ice skating rink etc. It is important to note that Brighton ski area is on leased Forest Service land and has little if any chance of ever creating a bed base like that of Solitude. Needless to say, the opportunity of owning real estate in the Solitude area is extremely limited.
